A wide planning range based on size, ADU type, a first read of site conditions and a general finish direction. Enough to decide whether to keep going.

Design & Scope Development

Budget Refinement

As plans, structure, utilities and selections take shape, the range narrows and the assumptions behind it become explicit.

Completed Plans + Defined Scope

Detailed, Line-by-Line Final Pricing

Once drawings are complete and scope is defined, pricing is presented line by line — what is included, what is allowance, and what is excluded.

We work with you throughout the design process. Since design and construction sit under one roof, we can ensure we are designing something that meets your needs, your property and your budget.

Once the plans are completed and you have made all of your decisions on finishes and design selections, we present a final construction contract — fully detailed, line-by-line, with the full scope of work.

If at that point we need to reduce the scope of work or make adjustments to finishes, allowances or materials, we will work with you to value engineer the project to meet your goals.
