Taunton is the seat of Bristol County, Massachusetts — a historic city with a substantial and diverse residential housing stock, a growing population, and a geographic position that makes it an increasingly important market for Bluestone's Massachusetts design-build operations. Taunton homeowners across the city's varied neighbourhoods — from the compact residential areas near downtown to the larger-lot suburban and rural zones of the city's outer reaches — are now positioned to take advantage of Massachusetts's 2024 ADU legislation.
Bluestone Homes is licensed in Massachusetts (CS-121543) as well as Rhode Island (GC-40846). We handle the complete ADU process — feasibility, design, permitting with the Taunton Building Department, and construction — one team from start to finish.

Taunton administers a zoning ordinance across multiple residential districts — from compact in-city residential zones to larger-lot zones in the city's suburban and rural areas. Massachusetts's 2024 Affordable Homes Act requires all municipalities to allow ADUs by right in single-family zones, subject to local dimensional standards that Taunton has implemented.
Massachusetts accessory dwelling unit rights are established through Massachusetts General Laws Chapter 40A, Section 3 (amended 2024 by the Affordable Homes Act, signed August 6, 2024). Under this legislation, ADUs are allowed by right in single-family residential zoning districts in Massachusetts for owner-occupied primary residences, subject to the municipality's local dimensional and design standards. The ADU must be contained within the existing structure or an addition to it — or in some municipalities, detached ADU construction is also permitted subject to local dimensional standards. Maximum ADU size under state law is 900 square feet or 50% of the gross floor area of the primary dwelling, whichever is greater. Municipalities may not require owner-occupancy as a condition of ADU approval, and short-term rental of ADUs is subject to local short-term rental regulations (which vary by municipality).
Permits are filed through the Taunton Building Department (15 Summer Street, 508-821-1031). Taunton's residential zones include areas well-suited to both within-footprint conversions (garages, basements) and, on larger parcels, detached ADU construction. The right approach depends on the specific zoning district and dimensional standards that apply to your parcel.
Massachusetts short-term rental regulations vary. Check current Taunton rules for ADU rental. Bluestone handles all permit documentation on your behalf.
Taunton's mix of established in-city residential areas and larger-lot suburban zones creates ADU opportunities across multiple property types. The design-build model is particularly valuable for Taunton homeowners because the specific approach — within-footprint conversion versus detached construction versus addition — depends on the property, and getting that analysis right before investing in design is what saves money and time.
These ranges provide a realistic framework before committing to design. Every project is different — lot conditions, existing structures, ADU type, and finish level all affect the final cost.
