East Greenwich is Rhode Island's wealthiest municipality by median household income — a waterfront community on Greenwich Bay with exceptional schools, a thriving historic downtown, and a residential landscape of well-maintained homes on generous lots. It is also, increasingly, an ADU market. East Greenwich homeowners are not typically building ADUs to generate income out of financial necessity — they are building them to accommodate aging parents who want independence without distance, adult children who want a foothold in a community they love, or household arrangements that require more space and more privacy than the primary home provides.
Bluestone Homes serves East Greenwich homeowners who want a contractor who understands the design expectations of the community alongside the technical and regulatory requirements. We handle the complete ADU and renovation process — feasibility, design, permitting with the East Greenwich Building Department, and construction.

East Greenwich's zoning ordinance reflects the town's residential character — lower density zones with larger minimum lot sizes and setback requirements that maintain the spacious feel of East Greenwich's neighbourhoods. Rhode Island's 2024 ADU legislation provides by-right eligibility that applies across all residential zones.
Rhode Island General Laws §45-24-73 (amended June 2024) establishes by-right ADU eligibility statewide. Under this law, one ADU per lot is permitted by right where: (1) the lot is 20,000 square feet or more and the primary use is residential; (2) the ADU fits within the existing footprint of the primary structure or an existing accessory structure without expanding that footprint; or (3) the ADU is a reasonable accommodation for a family member with a disability. State law sets maximum ADU sizes at 900 sq ft (or 60% of the principal dwelling's floor area, whichever is less) for a studio or one-bedroom unit, and 1,200 sq ft for a two-bedroom unit subject to the same 60% cap. Rhode Island's ADU legislation prohibits all ADUs from being used as short-term rentals — they must serve long-term tenancy or household members.
Permits are processed through the East Greenwich Building Department (125 Main Street, 401-886-8625). East Greenwich's building department is experienced and responsive. The town's ADU regulations align with state law — qualifying projects are reviewed administratively without requiring a variance or public hearing.
East Greenwich homeowners considering an ADU for long-term rental income should note that the town's market supports strong long-term rental rates, particularly for well-designed units that attract professional households. ADUs may not be used for short-term rental. Bluestone handles all permit documentation.
East Greenwich's design expectations are high — homeowners here invest in quality because the community's property values support and reward that investment. The right design-build partner is one who brings both the technical competence to navigate East Greenwich's regulatory framework and the design sensibility to produce an ADU that belongs in the neighbourhood. That means a contractor who understands your goals, your property, and the community standard — and delivers on all three.
These ranges give you a realistic planning framework before committing to design. Every project is different — lot conditions, ADU type, and finish level all affect the final number.
