Design-Build vs. Hiring an Architect and Builder Separately
The traditional path separates design from construction: an architect draws, the drawings go out to bid, a builder is selected. Design-build keeps both under one team. Both can work — they just put the budget conversation in very different places.
Where the budget conversation happens
In the traditional path, real construction pricing arrives after the plans are done. If the bids come back above budget, the redesign happens on your time and your money.
In design-build, constructability and cost input sit in the room during design. The plan and the budget develop together.
Where responsibility sits
When design and construction are separate contracts, gaps between drawings and field conditions become a negotiation. With one team, the people who drew it are the people building it, so there is a single point of responsibility from feasibility through the punch list.
When traditional still makes sense
Highly bespoke architectural work, or a homeowner who already has a long relationship with an architect, can be a good fit for the traditional path. The important part is knowing which model you are in and when you will see a real number.
